For  all listings we have a very small "MLS Compliance Fee". For Bronze & Silver programs (limited service) the fee is .25 of 1% or .25. For Gold & Platinum programs, the MLS Compliance fee is only .1. Not 1% but .1 or 1 / 10th of a percent.  The compliance fee is paid by all sellers out of their proceeds at closing. This fee covers ongoing maintenance for all listings, updates, changes, mls dues too.  This fee is to make sure we can continue to offer our low fee listing services while providing excellent service, which we have been doing for 25 years.

This fee helps cover always increasing MLS and association fees.  The fee also cover the “behind the scenes” work we have to do to remain compliant with all state and national real estate regulations. In addition to listing your property, we have to remain in compliance with MLS and Real Estate Commission rules after it goes under contract, and after it closes.   This involves collecting and maintaining a lot of paperwork and making status changes. 

The fee is a low and much less than the national average of listing which is approximately 2 to 3%.

We provide all necessary contracts, forms, disclosures, and addendums needed to sell or lease your property.

The "Coming Soon" feature is fairly new to the mls. When we input your listing and save it as "Coming Soon", agents see this. It usually generates more interest with agents trying to book showings the day the listing goes live so does seem to help. Note: This feature only allows us to do the "Coming soon" feature with 3 days of going live. So, you can't do "Coming soon" like a week or two down the road. NOTE: Also, many MLS's do not yet offer this feature. If you want this you'll need to sign a form as to this feature too.

Open houses provide an excellet way of finding buyer's without an agent so you save the entire approx. 6% or so less our fee. 

With a simple email to us, we'll post an open house in the MLS for you which will datafeed to zillow, realtor.com, trulia and other sites!

The ideal way to show your home is to utilize a lockbox.   Most Realtors do not wish to see an owner during a showing, it is very uncomfortable.  Using a lockbox keeps your home secure and enables you to let agents in as they request showings. 

If you have a virtual tour we can upload the link in the MLS. Remember, the mls only allows "Unbranded" virtual tours. This means the tour cannot contain any contact information or ads.

This is very important as Realtors love to use this app to schedule showings.
ShowingTime is a module within the mls that Realtors prefer to us to schedule showings. Here's how it works:

1. The Realtor / buyers agent searches and finds a listing then they see a little "Showing Time" icon.
2. They click the little icon and a box pops up to request a date / time to show your home. 
3. We input your name, phone / email into showing time. 

So, when the agent wants to see a home you automatically get and email / text or app on your phone so you can see and approve of the showing! It's super easy and convenient. NOTE: The agents do not see lockbox info until they schedule a showing.
 

This is actually not a feature, rather we suggest all sellers offer "Virtual Showings" with the Corona Virus. Simply make sure you either have Facetime if you have an iPhone or Google Duo if you have an Android. Buyer's agents can then Video call you. Set a convenient time for all parties. You can even do "Group Video Showings" with the buyer, buyer's agent and you the seller in a group video call or Group Virtual Tour!   This eliminates all contact and potential to catch the Corona virus!
